Blender is a free and open-source 3D computer graphics software tool set that runs on multiple operating systems, including Windows, macOS, and Linux.
When used with the Luigi's Mansion Blender Toolkit, you can import various files from Luigi's Mansion to edit them. Currently, the plugin supports importing Bin (.bin), Collision (.mp), Camera (.cmn) and Path (.pth) files.
